[Highland Park] we need a little help

My fiancee Mark and I and our business partners have been looking for the right restaurant space in this part of town for just about one year now. Mark and I are both chefs and restaurant industry veterans with many years of experience. We manage an Irish Pub in the Mexican War Streets area of the north side. It's a cozy, welcoming, casual, fun but low key place where the residents of the War Streets gather for dinner, drinks and conversation with family, friends, neighbors and colleagues six nights of the week. When we moved to Jackson St. just over a year ago and were familiarizing ourselves with all the amenities of our new neighborhood, we kept asking, "Where's the pub?". In a place like Highland Park, we were so surprised that we couldn't get a drink and a casual bite to eat anywhere that we would also feel comfortable relaxing with our daughter. Since then, we have been looking for a restaurant or retail space where we can open a casual, family friendly pub for our neighbors; something similar in concept to the Monterey Pub, probably not Irish themed but with all those great Irish draughts and some contemporary and healthful comfort foods. We have met with the Highland Park Development Corporation, but have seen nothing in their plans that suits our needs. We've toured what seems like 100 properties in the area, made formal offers on several properties, extended our search to Shadyside, Friendship, Squirrel Hill, Garfield, Bloomfield, East Liberty and Lawrenceville, met with folks from some of the neighboring development groups and have not yet found a home for our Highland Park Pub. So now we've decided to put out feelers to the whole neighborhood. We're looking for leads to retail and/or restaurant space for sale and/or lease. We want about 2000 sq. feet but can live with 1800 and can make use of much more if it's available. We are prepared to do extensive build out so as long as it's commercially zoned space at a fair market price, we're interested. Any information will be greatly appreciated and if you actually lead us to the space that eventually becomes the pub, there could be a little finder's fee in it for you.
