Some good advice we received from an attorney/friend was to select comparables that have sold since 2009, and of course, so make sure they are truly comparable to your home (# of rooms, sq footage, etc.). Taking pictures was very helpful for us as well. Also, if you need any work done on your home - esp significant things such as roof, etc. - to get estimates and bring those. It may not be available at the hearing but it should be available in the assessment office itself. Check the comparables and see if they are really comparable. See if there are other lower ones which they have not considered.
