Thank you to all the people who recommended garage door services to me.  I used Leet at Garage Door Doctor, Inc. (412)829-2007, and I was so pleased I would like to share my experience.  In January, 2011, I had installed a new Sears Garage Door Opener for my old garage door.  About 9 months later it started to have problems with not opening and closing completely.  I had purchased a year service contract so I had Sears come out to work on it.  The Sears service tech did some work on it, saying there might be a problem with the RPM sensor connectivity, but he was not sure.  He did some adjusting of the cycle and it seemed to be working all right, so he left.  Afterwards. off and on, I continued to have some problems where I would have to cycle several times to get the door to open or close completely.  Because the door and the hardware were old, I thought maybe it needed to be tuned and adjusted better than I could do.  This is when I sent out my request earlier this week. 
 
Several days ago I called Leet Sommerfeld at Garage Door Doctor and he came to my house to check out the problem.  After about 5 minutes he said he thought the problem was with the opener motor, not the door installation.  He took off the cover and saw a code light blinking.  He asked for my Manual and quickly figured out that the code meant there was a problem with the RPM sensor bearing being loose and not making consistent contact. He replaced it with one he had with him and the door cycled perfectly.  I was impressed with how quickly he was able to properly diagnose and fix the problem, in contrast with the Sears tech's failure to do so.  At that point I would have been happy if he had just charged me the agreed-upon service call ($85) and left.  Instead, he spent an additional half hour tweaking the railings and other hardware and oiling various parts, all of which had the effect of improving the ease with which the door opened and closed.  I could not have been happier with the knowledge and professionalism he brought to my job.
