I'm in the process of writing a lease to rent the additional apartments in my house. I'm wondering if anyone else is in this situation where the gas and electricity are on one bill and split evenly among the tenants. If so, would you be willing to share with me a copy of your lease agreement? Also, do you charge an additional fee/percentage if the tenants would opt to add an air conditioner in their apartment? This is my first time with tenants, so I'm trying to avoid trouble by working these details out in the lease.
