After the sell of my last renovated home I have begun the search for my next project.  In the process, I entered into negotiations for the property at 5700 Elgin St.  I was optimistic for the potential of this property but after my home inspection, was disappointed as to the extent of issues that exist at this property.  I wanted to share the inspection report with everyone in case you are thinking of considering this property.  I heard from my realtor that it is currently under agreement and I wanted to be sure full disclosure was being given on the safety issues that exist.  From my experience and the report, conservatively $50k in safety remediations need to be carried out, an entire new roof including soffit, fascia and siding is needed (per my roofer $50k conservatively to replace) and this does not include other interior renovations (kitchen, bathrooms, fallen plaster, etc.)  I enclosed a highlighted description below and the full report is attached.  The report cost me some money but in the spirit of keeping everyone in the know thought it best to share.  Thanks and let me know if you have any questions.

• Knob and Tube Wiring, the inspection notes visible, active knob and tube type of wiring in the basement ceiling and certainly elsewhere in the home. There are at least a few locations in the basement ceiling where electrical connections have been made between the original knob and tube wiring and the updated wiring. These connections are not were not made inside boxes and were not to code.
• Furnaces, the heat exchanger has a crack in at lease one of its heat exchanger chambers thus possible for the flue gases to mix with the heated air being blown to the living spaces. The furnaces are now about 17 years old and will need to be replaced before the heating season. 
• Water Heater is not venting properly, thus flue gases (carbon monoxide) are escaping into the basement, a plumber, chimney sweep or heating contractor should be secure to correct the issue. The likely recommend correction is the install a sheet metal flue liner in the chimney flue to ensure creating proper draft. This needs corrected immediately.
• Main stack in the basement has a vertical split and is emitting sewage gas in the basement. A plumber will need to replace. 
• Mold, a significant accumulation on the basement ceiling, it is recommended that indoor air quality expert be called in for evaluation and regarding the best matter to eliminate this health condition.  
• Natural Gas distribution pipe is routed through a heating system return duct in the basement ceiling. This condition violates prevailing building code. The gas line need to be rerouted as it could be corroded and case gas to leak in the living space.  

• Roof has failed to a functionally significant extent, and most be replaced
• Chimney, one of the chimney walls has a outward bow near the top and could fall, will need to rebuild the top half of the chimney to regain soundness. 
• Retaining wall, the poured retaining wall has tilted to a significant extent along  2/3 of the wall. The wall will have to be replaced.
• Foundation wall of the garage has been displaced inward to a structurally significant extent. Further displacement, which is expected and will lead to collapse.
