After the sell of my last renovated home I have begun the search for my next project.  In the process, I entered into negotiations for the property at 5700 Elgin St.  I was optimistic for the potential of this property but after my home inspection, was disappointed as to the extent of issues that exist at this property.  I wanted to share the inspection report with everyone in case you are thinking of considering this property.  I heard from my realtor that it is currently under agreement and I wanted to be sure full disclosure was being given on the safety issues that exist.  From my experience and the report, conservatively $50k in safety remediations need to be carried out, an entire new roof including soffit, fascia and siding is needed (per my roofer $50k conservatively to replace) and this does not include other interior renovations (kitchen, bathrooms, fallen plaster, etc.)  I enclosed a highlighted description below and the full report is attached.  The report cost me some money but in the spirit of keeping everyone in the know thought it best to share.  Thanks and let me know if you have any questions.
